RE: LAND DIVISION SALISBURY EAST
I refer to your recent enquiry regarding the proposed division of 26 Welby Avenue Salisbury East. We understand your intention is to create additional allotments for residential purposes.
We have reviewed the property and provide the following information for your consideration.
The property is located within the City of Salisbury Residential Zone. This Zone envisages new allotments at medium to low densities for residential development, these allotments are generally not less than 250m2, no minimum frontage applies.
We estimate your property is of a size and width sufficient to accommodate two or three allotments. We provide hereunder some options for the division;
Option 1
Retention of the existing dwelling and creation of an additional allotment with primary frontage to Lincoln Avenue. We anticipate that an allotment to the rear with an area of approx. 250m2 could be created with the allotment containing the existing dwelling providing for private open space (rear yard) which should have a minimum dimension of 5m and be at least 20%of the total site area.
Option 2
Demolition of the existing dwelling and creation of two Vacant allotments, one with primary frontage to Lincoln Avenue and the other to Welby Avenue.
Option 3
Demolition of the existing dwelling and division into three small allotments one with primary frontage to Lincoln Avenue and the other two with primary frontage to Welby Avenue.
Generally where smaller allotments are being created the Land Division Application would require the support of a site plan detailing indicative dwellings which meet Councils design requirements at a minimum with respect to car parking, private open space, site coverage and boundary setbacks. Generally this type of site plan is prepared by a Building Designer or Architect.
Should you wish to retain the existing dwelling we suggest that initially a site survey is completed which locates the existing dwelling relative to the allotment boundaries. From this survey an allotment layout plan can be generated, this layout plan would then be forwarded to your Building Designer who would then prepare an indicative dwelling design for the new Vacant allotment at the rear of the site.

We have also reviewed the availability of SA Water services to your development as these services form part of the Land Division Application. Sewer and water mains abut your property along both of the street frontage and will therefore be able to provide the additional SA Water connections required to service Torrens Titled Allotments.
Other services such as Power, Telecommunications and Natural Gas will not be listed as a requirement of Land Division Approval, but should be considered as a development cost at the time Show less
